All day, every day due diligence consultants are in the field, observing what they’ve seen for years, taking note of subtle variations and being aware of what may be different or missing. When you think about how many chemicals of concern there are, and how cancer-causing contamination can travel unnoticed for up to a mile or more underground, and how vapors can infiltrate buildings, there’s a lot to consider.
It takes a lot of training and experience and professional curiosity to understand the complexities of that. With 39 years of national experience, I can honestly say that I know more and understand more each year of field observation together with continuing education and training. I’m smart enough to be aware that there’s always more to learn, which keeps me sharp and ever diligent.
You might expect that not missing bits of evidence or obscure clues would be the only selling point I’d need to be a highly regarded and often referred due diligence consultant, but as it turns out, it’s one of my top two qualities. It seems, it’s not enough to be an environmental assessment Sherlock Holmes without a Doctor Watson alter-ego.
Sherlock Holmes is all about the methodology and observed and researched data. Dr. Watson represents the essential core of humanity which is the human-to-human reality of the meaning of the data and why we should care about it. And most of all, how much could and should we pass by, and move on.
As it turns out, industries and professions and corporations are anti-humanity, they’re all about standardized forms and systems, check lists and boilerplate reports. And in a corporate environment, site observers feel compelled to report existing conditions and also, suspect obscure and long past “potential” problems. The resolution of these requires testing and/or additional investigation, which can be both time consuming and expensive – and, more often than not, turn out be wasted time and money up to and including termination of purchase/sale contracts.
And so it is that my clients most appreciate that I have sort of a Sherlock Holmes / Dr. Watson split personality. Of course, if there are environmental concerns, I’ll address them and the best solutions. I will also factually identify obscure “potential” problems, and technically and sensibly deflate and dispose of them, in no extra time and with no extra expense. I spend at least half of my time deciding what we can and should forget without further ado.
The best Phase 1 Environmental Assessment for all stakeholders is fast, efficient, thorough inspection and assessment, and a comprehensive report that’s easy to read and understand. My reports are designed to be in my clients’ best interest, strategic by legal standards and satisfactory to lenders.
